When looking at real estate from a savvy buyer, seller or investors point of view - absorption rates are important to know and understand. The key components in determining the absorption rates for any real estate market are the rate at which homes, condo's and town-homes are being sold and how that inventory is being replenished or not.
Selling rate + New inventory rate = absorption rate.
I'll give you an example - when we have a High Absorption rate referenced in the Santa Clarita real estate market, we know that we are in a Sellers Market. When we talk about a low or slow absorption rate, we are in a Buyers real estate market.
