Pending Real Estate Listings what does this mean?
There is a status in the Multiple Listing Service within the Southern California areas that says "Pending".
The Pending status is supposed to mean that the listing is not available for viewing and that there are to be no more offers submitted on the specific property.
As an aside: Some of the real estate search systems online deliberately show the pending listings as being active and for sale - Make sure you sign up for our Real estate alerts system that won't mislead or game you in any way!
Pending can and is applied to single family homes, condos and townhomes - reference to their status.
The pending status is one of four types of real estate dispositions.
Active - backup - pending and sold
There are also a few others that don't hit the internet with regard to having the statuses reflected, those are:
Expired - Cancelled - Hold Do Not Show - Withdrawn
These statuses are quite self explanatory.
Most real estate listings that are in backup position should have been put in the pending status by their real estate agents.
To their sellers "not knowing" their homes still are receiving calls to view and inquiries by real estate agents wanting to show them.
The sellers are wondering why because it was not explained to them how and why the agent choose the online (intra Multiple Listing Service) disposition they did.
Pending for real estate buyers have a strategy all their own. We attack the pending listings for our real estate buyers after we establish what they are looking for.
We search the pending realm and give to them the service they deserve. We call the agents with those listings that fit their criteria and make sure they know who we are and that we have a "ready to go" buyer that will buy the home that is currently in escrow if/when it falls out.
