There are several places that you will be able to search when it comes to the new housing and new construction within the cities that compose the Santa Clarita Valley. The map below will show you all of the new housing developments and new builder tracts all across Southern California. We are headquartered in the Santa Clarita Valley which consists of
the following cities - Castaic, Canyon Country, Saugus, Newhall, Stevenson Ranch, and Valencia.
Each of these SCV cities has new construction and new home builders from time to time. However, there is at least one new builder or construction site within one of the six cities that compose the Santa Clarita Valley or SCV at any given time.
A few things that will keep you safe, when wanting to purchase a new home, are as follows:
- Always have your own real estate agent with you when visiting a new construction or new builder site - there are some housing developments and new home builders that might not tell you everything a seasoned real estate agent will ask for and get answers to. Examples - what are the special assessments or mello roos for any specific area - can they increase from their current level, how often and how much?
- Never sign anything at a new housing center or with a model home representative - If you are visiting without your chosen real estate professional, make sure you are not signing anything, not even an interest card, or your name as a visitor. This action will prevent your chosen real estate expert from representing you if you decide to buy.
- Let your real estate agent negotiate on your behalf - make sure you give your real estate agent enough room to get you incentives, lower prices, upgrades and more when talking with the builders representative. You would be surprised what they can get you if you just let them work.
- If the builder will compensate your real estate agent when they bring you to a new home - it will not impact how much you might be able to get in the form of incentives, discounts or price breaks. It is bad Intel that if you use your own real estate agent, that some how cuts into the profit margin at the new home center. They have already allotted for Agent Compensation. This is not the case and we have gotten more for our clients from the new home builders than they would have gotten without the proper real estate representation at new housing.
